Terms and Conditions

  1. Your booking All offers and bookings are subject to availability. The party leader must be at least 18 years of age. When the owner issues a written confirmation to you, this signifies that the owner has entered into a contract with you; this contract is subject to these conditions. The Owner has the right to refuse any booking prior to the issue of your written confirmation, if The Owner does this, The Owner will tell you in writing and promptly refund any monies paid. When you receive your confirmation, the details must be checked carefully, if anything is not correct you should notify the owner immediately.

  1. Payment A deposit is payable to secure you booking. The balance of the payment must be made no later than 6 weeks prior to the commencement of you holiday. If a booking is made less than 6 weeks prior to your arrival date, full payment is required to confirm your booking. Payment should be made via our online booking system on our website or by following the instructions sent on your email.

    If the payment is not paid on the appropriate date, The Owner is entitled to assume that you wish to cancel your booking. In this case the owner is entitled to keep all deposits paid or due at that date.

    If a security / damage protection deposit has been paid this will be returned within 14 working days after your stay on the basis that the cottage has been left in the same condition it was found.

  1. Changes or cancellations The Owner does not expect to have to make any changes to your confirmed booking, except in circumstances beyond the control of The Owner. Eg fire, flood etc. In these circumstances all monies paid (including deposit) shall be returned to you. However the owner shall not be liable for any compensation, expenses or other sums of any description.

    If you need to change the dates of your holiday and it is more than 6 weeks prior to arrival, subject to availability, a fee of £50 will be charged plus any increase in the weekly rental price. If the booking is within six weeks and is to be changed for a week more than six weeks away a cancellation fee shall be charged as shown in the table below, unless we can resell the week.

    If you have to, or you wish to cancel your booking, the party leader must phone the owner as soon as possible and confirm it in writing within 7 days.  The following cancellation fees shall be payable in most circumstances:

    75% of the total cost of the holiday

    Covid-19 Cancellations - Local (Anglesey) or National Lockdown In these circumstances all monies paid (including deposit) shall be returned to you. However The Owner shall not be liable for any compensation, expenses or other sums of any description. Alternatively you may rebook an alternative week within 12 months of your original booking date. Any additional cost for the agreed week must be paid.

    If a member of the party is ill prior to or during your stay The Owner is not liable for any compensation and standard change / cancellation terms apply.

  1. The property You can arrive at the property after 5pm on the start date of your holiday rental and you must vacate the property by 9.30am on the last day.

    You and all members of your holiday rental party agree both to keep the property clean and tidy and to leave the property in a similar condition as you found it upon arrival. You and all members of your party agree not to use the property for any commercial purpose including subletting or allowing anyone to occupy (overnight) it who has not previously been accepted by The Owner. You are responsible for the actual cost of any breakages or damage in or to the property – along with any additional costs that may result, which are caused by you and/or any member of your holiday rental party, The Owner can require payment from you to cover such costs.

    You must not take any pet into the accommodation without prior agreement of the owner.

    You must not allow more people to occupy the property than stated in your booking confirmation form without prior agreement.

    Breach of either of these conditions shall be treated as a cancellation by you. No refund shall be made and The Owner shall not be liable for any costs or expenses arising as a result of this situation.

  1. Pets If you take a pet with you, it is not allowed upstairs or on the beds or chairs. Pets should not be left unattended in the property and dogs should be kept on leads within the boundaries of the property including the gardens. All dog excrement must be picked up and placed into the external bin by the dog owner.

  1. Entry You must allow the owner and any representative of The Owner (including workmen) access to the property at any reasonable time during your occupation of the property (except in the case of emergency or where the problem needs remedying quickly and you cannot be contacted in time – in these situations The Owner is entitled to enter the property at any time without giving you prior notice).
